The Process:
At
all times, Realty Tax Challenge will act as your
personal property tax manager and administrator.
First we will determine if you are over-assessed.
Determining if a property is over-assessed requires
a level of expertise that even most experienced
property owners and decision makers often do not
have.
We carefully review and evaluate your real property
assessment – and the details of your property
– to determine if tax appeal proceedings
should be initiated. If we conclude that the property
does not warrant an appeal at this time, we will
monitor the assessments – both on their
own and against the dynamics of the local market.
When an appeal becomes warranted, we will notify
you.
If an appeal is indicated, we take the lead in
bringing it forward. Our mission:
to maximize your property tax savings, while minimizing
the effort you make in order to secure it.
We will request financial documents
from either you or your accountant
and then we will follow through to:
• Identify
the appropriate real property tax appeal method.
•
Assemble the financial information
necessary for processing the appeal.
•
Manage, complete and file the necessary
administrative grievances.
•
Retain highly competent legal counsel,
when relief necessitates a judicial proceeding.
• Retain
highly competent third party appraisal services
as necessary.

How
your payment works?
Our
services cost you nothing! We
work on a contingency. Our fee is tied directly
to results and we only receive remuneration after
we achieve a refund for you or deliver you tax
savings. Yes, we get paid......but not out of
your pocket, rather out of the savings and refunds
our efforts produce.
Realty Tax Challenge acts as your personal tax
manager and consultant in respect to the real
property assessment affecting the property, ensuring
you are receiving the maximum amount of tax reductions.

Our
Services include:
Preliminary Evaluation.
We make a preliminary evaluation of the real property
assessment to determine if tax appeal proceedings should
be initiated.
The Recommendation.
We provide you with a written recommendation as to whether
such proceedings should be undertaken.
When No Action
is Warranted. Where we conclude that the property
does not warrant the initiation of a real property
tax appeal, upon your request, we shall continue
to monitor the assessment of the property.
When an appeal is warranted,
we act as your tax manager and administrator. Inclusive
in our fee, we assist you in initiating the appropriate
real property tax appeal, including: (a) assembling
the necessary financial information to support an appeal;
(b) completion and filing of the necessary administrative
grievances; (c) where relief can only be obtained by
judicial means, we will retain highly competent legal
counsel.
Appraisals
and Legal Counsel When Needed. When required,
the obtaining of expert valuation opinion and/or
written appraisal report for internal evaluation
purposes, for negotiating purposes with assessors
and any other representative of the taxing jurisdictions;
or to pursue the real property tax appeal, either
administratively or judicially. The initial appraisal
cost is our responsibility and we do no pass any
charge on to you for any initial appraisal which
may be required.
Tax Agent. We work with the
lawyer retained or appraiser or such other experts to
accomplish an effective review which will include the
compiling of the necessary financial information and
property data.
Continued Monitoring. We
monitor the progress of the tax appeal and will report
periodically to you.
