What to Expect from the Property Tax Grievance Process

The RTC organization is devoted to assisting property owners, as well as tenants who are paying too much in real estate taxes, in the reduction of their real property tax assessments.

There are procedures available under virtually every state law which allow you to challenge your assessment and, in many instances, to accomplish relief from real property tax and even obtain cash refunds. The property tax grievance process is as follows:

  • Review current assessment, verify municipal property records for accuracy

  • Physical inspection of property to estimate depreciation and obsolescence

  • Calculate market value

  • Advise on viable cases with estimated savings projection

  • Manage, complete, and file administrative grievances with the municipalities

  • If necessary, retain legal counsel to commence judicial proceeding (there is no additional fee)

  • If an appraisal is required, retain third party appraiser

  • Monitor case throughout process and advise status

  • Complete appeal management including refund processing and moratorium auditing

What does it cost?

As incredible as it may sound, it effectively costs you nothing. Our fee is tied directly to results and we only charge a fee where we have achieved a refund or an actual reduction in real property tax burden. Therefore, the fee comes out of the results, not out of your pocket. The billing only takes place when you have actually realized the benefit on your tax bill or you have received the refund.
