What
are the Services we Provide?
We
handle everything from beginning to end. We first make
an evaluation of you property to ascertain whether the
property is over –assessed and has the potential to
achieve a reduction in assessment. Assisting us in this
aspect of the process is primarily our own experience
– we have been involved in real estate consulting and
assisting in the review of assessments, and bring to
this problem a substantial amount of experience.

Review and file for prior year value reductions where
appropriate.
In most cases, we find
that commercial property is over-assessed and we can
obtain an assessment reduction and relief from the tax
burden. We then discuss our findings and give you a
recommendation as to whether we should proceed with
a real property tax appeal. We work closely with experienced
legal counsel in reaching this conclusion and we will
make legal counsel available to you to discuss recommendations
and a course of action.
In virtually every case,
proceedings must be filed in accordance with the Real
Property Tax Law of the taxing authority, and as your
tax agent, we will recommend and retain legal counsel
highly experienced in the field to initiate these proceedings.
As your tax agent, we will maintain close supervision
of the progress of these proceedings and will keep you
fully apprised of all developments.
The process itself requires
very little involvement from the property owner, other
than to provide us with various financial information.
If an appraisal is warranted, as your tax agent, we
will retain a highly qualified appraiser, proceed as
far as necessary to accomplish our objective of reducing
your assessment and thus your taxes.
There is no additional
fee involved in our retention of legal counsel and/or
appraiser. This is solely our expense as part of the
fee. You will not be separately billed for any of these
expenses. They are our responsibility.
We pride ourselves on giving
you accurate information and keeping you fully informed
as the matter progresses. Our recommendations and expectations
are realistic. Simply stated, we will not waste your
time or create unrealistic expectations as to what can
be accomplished.
What
Does all this Cost?
As incredible as it may
sound, the service effectively costs nothing. Our fee
is tied directly to results and we only charge a fee
where we have achieved a refund or an actual reduction
in the real property tax burden. Therefore, the fee
comes out of the results, not out of your pocket. For
example, we will charge a percentage of the refund and/or
tax savings received. The billing only takes place when
we actually achieved and realized theses results or
you have received the refund.
